Declines in foreclosures this year have been larger than expected.

Foreclosure filings in twelve Colorado urban counties (including Denver, Adams, Arapahoe, Boulder, Broomfield, Douglas, El Paso, Jefferson, Larimer, Mesa, Pueblo and Weld) have fallen to their lowest level since the state began collecting data in 2007.

In Denver County, foreclosure filings declined 35.9 percent in November from a year earlier. Boulder, Douglas and Weld counties all saw year-over-year declines over 50 percent.

For the year to date, the greatest declines in foreclosure sales were in Douglas County (down 32.4 percent) and Arapahoe County (down 27.7 percent).

The only counties that saw an increase in sales over that time were Broomfield (up 12 percent) and Pueblo (up 2.9 percent).
